The influences on Istanbul Real Estate Prices and new Istanbul Transportaion Projects.

The Istanbul Metro and the metro lines have become a significant dynamic for development of the city and the real estate projects. The currently operational lines are between Kartal-Kadıköy, Yenikapı-Hacıosman, Kirazlı-Başakşehir and Aksaray-Atatürk Airport in Istanbul and it is expected that the lines of Kartal - Kaynarca, Üsküdar-Sancaktepe and Levent-Hisarüstü lines, which will be opened in the near future will contribute the transportation in Istanbul and they will have significant influences on the prices of homes in Istanbul. With the projects carried out so far, it is a well-known fact that the metro increases the prices of properties.

Similarly, the rail systems in other cities and metro lines will also influence the direction of the real estate investments and the prices of homes in Istanbul will increase in the areas where metro lines will pass. Transportation Projects; Marmaray is a rail system passing under the sea and combining both sides of Istanbul providing transportation between Kazlıçeşme – Söğütlüçeşme. The increase in the price of properties after Marmaray became operational and its contribution to new projects can be observed more as time passes. The project opened by the end of 2013, which can be considered as one of the most successful solutions of transportation for the infrastructure of Istanbul, not only changed the existing habits of users of the city but also became a significant dynamic in the prices of properties. Following completion of the line and reaching Gebze on the Anatolian side and Halkalı on the European side as planned, a significant part of the population will have access to the system and through integration to the Istanbul metro lines the number of persons that will switch to rail system will increase, which will lead to decreasing vehicle traffic. When an assessment is made from the perspective of the real estate sector, it is observed that connections from different districts to other districts are provided with the railway system and these connections are able to directly influence the growth of areas for homes and residences and commercial properties according to districts where transportation is developed.

The Eurasian Tunnel Project: (Istanbul Bosporus Highway Tube Passage Project) is planned on a line that will provide service on the line of Kazlıçeşme – Göztepe where vehicle traffic is very intensive in Istanbul, with a highway tunnel passing through the bottom of the sea and combining the Asian and European sides of the city. It will be possible to pass the Bosporus by land transportation under the sea  with this mega transportation project. With correct connections and directions to be provided with this project, it will be possible to decrease the vehicle traffic especially in significant regions such as the Historical Peninsula and to be able to relocate these places as pedestrian areas.

Another transportation project is The Fast Train. It is expected that the Ankara- Istanbul Fast Train project, an alternative transportation channel decreasing travel from Istanbul to Ankara to 3 hours will be able to influence Istanbul in the medium run. Its influences are already seen in Pendik, the current final station and it is observed that the prices of real real estates have increased.

The Izmit Gulf Passage Project has been planned as the part of the Istanbul-Izmir Highway project passing through Gebze - Orhangazi and the starting point of the Izmit Gulf Passage will be Gebze Bridge to be located between Dilovası and the Hersek Cape, continue in the proximity of Orhangazi and Gemlik and it will be connected to the Bursa Highway. It is foreseen that this mega project will create new mobility for the logistic sector and hence even change the habits of users that travel. With implementation of this project, Yalova, Gebze and Bursa attract attention as the cities that will be influenced.
